Palatka

Overview: Spartan Construction Management (SCM) is providing General Contracting services for the expansion of the FreeUp Storage Palatka, FL facility which is located at in Palatka, FL 32177. This expansion will consist of approximately (6) single story drive up non-climate control buildings amounting to just under 30,000 SF cumulatively.

The existing property includes (11) single story flex space/warehouse individual buildings amounting to ~ 86,000 SF and (3) single story drive up self-storage buildings amounting to ~ 33,000 SF. Spartan will be looking to add the new climate controlled self-storage facility on the Southeast side of the property within Parcel 1 of the overall property.

Challenges: After the site was acquired the wetlands in the area designated for expansion grew by approximately 50%. This could have caused additional design costs and schedule impacts.

Solutions: SCM overcame relocating the existing wetlands on the project by working with the local Saint John’s River Water Management District and a local environmental consultant. In the end SCM was able to layout a better wetland area than was previously there, exceeding the expectations of the SJRWMD and still meeting the goals of the customers expansion.
