Overview: The Tyler Main Expansion is a 54,000-square-foot addition at an existing FreeUp Storage facility. This expansion includes two one-story buildings that are each 30,000 square feet and 24,000 square feet in size. Both are 100% climate controlled. SCM used a process called “design-build” for this project. We were in charge of the design and getting the necessary permits, as well as acting as the general contractor for the construction.
Challenges: This site is bifurcated by a gas pipeline easement which is occupied by four separate underground gas lines. This required extensive coordination between all parties to ensure construction activities were executed safely and with the proper permissions.
Additionally, this project has over 400 linear feet of retaining walls and 1,200 linear feet of drainage infrastructure to handle the heavy rainstorms that are common in the area.
Unique Aspects: In this project, we used an innovative insulated roll-up storage door around the building envelopes to create drive-up climate-controlled units for the customers. This is a highly sought-after product and not something found in many markets.
This property was only purchased in December of 2021, so 10 months for acquisition, design, and construction was quite the feat!
