Overview: The Lavender Meadows Manufactured Housing Community created a 214-home private community in the desirable Sequim area. Previously a dairy farm, this 55+ community features two pickleball courts, several miles of walking paths, and a community clubhouse. High-end landscaping was added throughout to enhance the space’s appeal, and all public infrastructure was developed to community specifications. SCM acted as the construction manager for this development.
Challenges: Regrading the entire 38-acre site to balance and meet the civil design was no small feat. With rocky soils and wet conditions, a large earthmoving operation was dispatched, including scrapers, graders, and haul trucks. A large natural irrigation ditch snaked across the site, carrying snowmelt from the nearby Olympic mountain range.
Solutions: This entire system and its runoff had to be re-routed and permanent underground piping was installed to increase the buildable area without altering the runoff’s downstream effects.
